Case study · Subdivision structural repair

71 Homes, Aurora

$3.6 million of major structural repairs on 71 homes in an Aurora subdivision built on expansive clay soils.

The project

71 Homes, Aurora

The 71 homes in this Aurora subdivision were built with spread footings and concrete slabs on grade. Because of expansive clay soils, the foundations needed a deep foundation system and structural floor systems.

Park Range Construction was awarded $3.6 million of major structural repairs. Crews removed the garage, basement and porch slabs, excavated along the foundations and inside the basements and garages, underpinned the foundations with galvanized steel helical piles and re-leveled them.

We also installed interior perimeter drains with sump pumps, re-voided the foundation walls, built structural basement and front-porch floor systems, and improved the grading around each home.

Scope of work

  • Helical pile underpinning and re-leveling
  • Structural basement and porch floor systems
  • Interior perimeter drains with sump pumps
  • Re-voiding of foundation walls
  • Grading improvements
