Watch Out for Foundation Issues When Buying a Home

The home buying season is here! Spring is when everyone is buying and selling homes. A home is a very big investment and buying a home that was previously owned can be a bit of a gamble. It can be hard to tell whether the home has major structural or foundation issues unless you know the signs. Sagging Floors and Ceiling. This can easily go unnoticed because the process that happens is slow. However, when you’re looking at a home for the first time you should be able to spot it easily. If you have ever gone through a home and felt like you just went down a little slope or up a little slope, don’t ignore it! This is a sign that there may be some serious foundational issues. Also, when you’re walking around the home, look at the ceilings to see if you notice any sagging.

Windows and Doors Sticking. When you walk through the home, open and close the doors and windows to see if there is any sticking. Whereas sometimes, this can mean that it just needs some WD-40 sprayed on it, it can also mean that the foundation has shifted and contoured the shape of the door and window frame.

Bowed or Cracked Walls. If you’re looking for a good deal on a home, then you’re going to be looking at homes that need a bit of fixing up. Do a thorough inspection of the walls and don’t dismiss when you see that the wall is bowing. Also, there are different kinds of cracks that can form on a wall, not all are foundational related. If you see a crack at the joint of drywall, its not a big concern. However, if you see a crack in the wall that shows a shift, is diagonal across the wall, or the like then you’ll want to more than likely skip on buying that home if you don’t want to go through the hassle of fixing the foundation.
